Courtenay Comox and Campbell River real estate on Vancouver Island

Courtenay, Comox & Campbell River Real Estate

Search homes, condos, townhomes, waterfront properties, view homes, acreages, land and current MLS® listings across the Comox Valley and Campbell River.

Homes for Sale in Courtenay, Comox & Campbell River

Browse current Courtenay, Comox and Campbell River real estate, including detached houses, condos, townhomes, waterfront homes, ocean-view properties, rural residences, acreages, farms, recreational properties, building lots and development land on central and north-central Vancouver Island.

This page combines two connected but distinct markets. Courtenay, Comox, Cumberland and surrounding rural communities form the Comox Valley, while Campbell River is a separate city and regional service centre farther north. Buyers frequently compare the two because both offer east-coast Vancouver Island living with access to ocean recreation, mountains, employment, health care, education and regional transportation.

The live property search on this page includes listings where City is Black Creek, Bowser, Campbell River, Comox, Courtenay, Cumberland, Fanny Bay, Merville, Qualicum Beach or Union Bay. That gives buyers a continuous east-coast Vancouver Island search corridor from Qualicum Beach and Bowser north through the Comox Valley to Campbell River.

Property values can vary sharply by municipality, neighbourhood, view, lot size, servicing, strata status, rural zoning and waterfront exposure. A downtown Courtenay condo, Comox marina-area residence, Crown Isle home, Cumberland character property, rural acreage and Campbell River ocean-view house should not be evaluated as one uniform market.

Use the live MLS® listings and interactive map above to compare current inventory, then narrow your search by property type and community.

Regional locator map for Courtenay Comox and Campbell River on Vancouver Island

Courtenay, Comox & Campbell River Real Estate

The Courtenay–Comox–Campbell River corridor offers one of the broadest real estate mixes on Vancouver Island outside Greater Victoria and Nanaimo. Urban neighbourhoods sit close to rural acreage, farmland, beaches, marinas, rivers, forest, mountain recreation and working waterfronts.

Buyers can choose from established family neighbourhoods, newer subdivisions, retirement-oriented strata properties, downtown condos, patio homes, large rural parcels, ocean-view homes and direct waterfront. The practical ownership issues vary accordingly: municipal water and sewer may be available in one location while a nearby rural property relies on a private well and septic system.

Regional Search Note

Courtenay, Comox and Cumberland are part of the Comox Valley market. Campbell River is a separate municipal and real estate market to the north. This page groups them because buyers often compare both regions, but zoning, taxes, utilities, school districts and development rules must be checked for the specific property address.

Courtenay Homes for Sale

Courtenay is the largest urban centre in the Comox Valley and contains a varied housing stock ranging from older central neighbourhoods to newer subdivisions, condos, townhomes and executive homes. Downtown Courtenay offers shops, restaurants, services and access to the river, while East Courtenay has seen substantial residential growth around schools, shopping, recreation, North Island College and the regional hospital.

Detached-home buyers should compare neighbourhood age, lot size, drainage, renovation history, heating systems, secondary-suite potential, traffic exposure and proximity to services. In older areas, buyers may find larger lots and mature landscaping; newer neighbourhoods may offer modern mechanical systems, smaller yards and more contemporary floor plans.

Crown Isle and East Courtenay Real Estate

East Courtenay includes some of the Valley’s best-known newer housing areas. Crown Isle is associated with golf-course and executive housing, while surrounding neighbourhoods provide family homes, townhomes, condos and newer development close to major services.

Buyers should compare strata or homeowner obligations where applicable, future construction around undeveloped parcels, golf-course exposure, landscaping requirements, lot orientation and whether the home’s view is protected or dependent on neighbouring land remaining unchanged.

Comox Real Estate

Comox offers a more compact coastal-town environment beside Courtenay. Housing ranges from established detached homes and ranchers to newer infill, condos, patio homes, townhouses and higher-end properties near the shoreline. The marina, harbour, parks and walkable town centre are important lifestyle features for many buyers.

Coastal and near-water homes can command a premium for views, orientation, walkability and marina access. Buyers should distinguish between true waterfront, water-view and simply water-adjacent properties, and should consider marine exposure, wind, salt air, shoreline hazards and insurance where relevant.

Comox Harbour, Marina and Coastal Living

Comox Harbour is a working and recreational marine environment with municipal marina facilities, boat launches and access to the Strait of Georgia. Properties near the harbour can appeal to boaters, paddlers, anglers, downsizers and buyers wanting a walkable coastal setting.

Harbour proximity may also bring seasonal activity, marine traffic and public access. Buyers should visit at different times of day and year and confirm parking, strata rules, view corridors and shoreline conditions before placing a premium on the location.

Cumberland and Rural Comox Valley

Cumberland has developed a strong identity around its historic village, trail network and mountain-biking culture. The housing mix includes character homes, newer infill, subdivisions, townhomes and properties near forest and trail access.

Rural Comox Valley properties may include acreages, farms, equestrian properties, forested parcels, workshops, secondary dwellings and larger lots around areas such as Courtenay North, Merville, Black Creek, Royston, Union Bay, Fanny Bay and other rural communities.

Rural buyers should verify zoning, Agricultural Land Reserve status where applicable, well records, water quality, septic capacity, drainage, legal access, outbuilding permits, wildfire exposure, internet service and the genuinely usable portion of the parcel.

Campbell River Real Estate

Campbell River is a major service centre for north Vancouver Island and has a broad housing market that includes established city neighbourhoods, newer subdivisions, ocean-view homes, waterfront residences, condos, townhomes, patio homes, manufactured housing, rural properties and development land.

Discovery Passage and the Coast Mountains create extensive marine and mountain views from many parts of the city. The local economy and housing market are influenced by health care, education, construction, marine activity, aquaculture, forestry, tourism, trades and regional services.

Willow Point and South Campbell River

Willow Point and south Campbell River are popular residential areas with a mixture of established houses, newer homes, townhouses, condos and ocean-view properties. Shopping, schools, recreation and the waterfront are accessible from many neighbourhoods.

Buyers comparing hillside and ocean-view homes should investigate driveway grade, retaining walls, drainage, wind exposure, tree growth and future development below the property. A dramatic view can add substantial appeal, but steep sites may also add maintenance and construction complexity.

Central Campbell River and Riverfront Properties

Central Campbell River contains older established neighbourhoods, infill, condos, townhomes and properties close to employment, health care, shopping and recreation. Riverfront and near-river homes form a separate niche where buyers should pay close attention to flood mapping, bank condition, riparian setbacks, insurance and legal access.

Campbell River North and Rural Properties

Rural and semi-rural properties north and west of the city may appeal to buyers seeking acreage, workshops, larger lots, privacy or proximity to wilderness recreation. The trade-off can include longer travel times, private servicing, road maintenance, wildfire exposure and fewer nearby amenities.

Condos and Townhomes

Condos and townhomes are available throughout Courtenay, Comox and Campbell River and can suit first-time buyers, downsizers, retirees, investors and buyers seeking lower-maintenance living. Options range from conventional apartments to patio homes, newer townhouses and coastal-view strata properties.

Strata buyers should review bylaws, meeting minutes, depreciation reports, contingency reserves, insurance, special levies, parking, storage, EV charging, pet rules, rental restrictions and age restrictions where applicable.

Waterfront and View Homes

Waterfront and view properties occur throughout the Comox Valley and Campbell River. Buyers may find homes overlooking Comox Harbour, Baynes Sound, the Strait of Georgia, Discovery Passage, Quadra Island, the Coast Mountains, Comox Glacier, rivers, lakes and surrounding farmland.

Waterfront ownership requires more due diligence than simply confirming a view. Buyers should investigate legal waterfront, foreshore rights, erosion, flood and tsunami considerations, riparian setbacks, shoreline protection, docks, retaining structures, septic setbacks, insurance and the practical usability of beach access.

View-home buyers should consider orientation, sun exposure, neighbouring development, tree growth, wind, slope, retaining walls and whether the principal rooms and outdoor spaces actually capture the outlook.

Waterfront & View Buyer Note

Do not value an ocean-view property as waterfront unless title and legal access establish direct waterfront ownership. For elevated homes, review slope, drainage, retaining structures and the possibility that future development or vegetation could change the view.

Acreages, Farms and Land

The regional land market includes rural homes on acreage, farms, forested parcels, building lots, development sites and properties with workshops or multiple residences. Rural opportunities are especially common outside the urban boundaries of Courtenay, Comox and Campbell River.

Land value depends heavily on zoning, ALR status, subdivision potential, water supply, septic feasibility, road frontage, environmental constraints, topography, geotechnical conditions, servicing costs and the usable building envelope. A large parcel with limited buildable land can be less flexible than a smaller, well-serviced lot.

Browse current Comox Valley and Campbell River acreages and land.

Schools and Education

Courtenay, Comox, Cumberland and the surrounding Comox Valley are served by School District 71. Campbell River and its surrounding school communities are served by School District 72. Buyers with school-age children should confirm the current catchment for the exact property address rather than relying on a listing description.

North Island College maintains campuses in both the Comox Valley and Campbell River, adding post-secondary education, trades, health, business and technical programs to the region.

Health Care and Regional Services

The North Island Hospitals provide major acute-care services in both the Comox Valley and Campbell River. This is an important practical distinction from many smaller Vancouver Island communities, particularly for buyers comparing retirement, family or long-term relocation options.

Comox Valley Airport and Transportation

Comox Valley Airport (YQQ) provides scheduled passenger service and is a major regional transportation asset. Highway 19 and Highway 19A connect the Comox Valley and Campbell River with Nanaimo and the rest of Vancouver Island.

Buyers relocating from Greater Victoria or the mainland should evaluate the actual travel pattern they expect to use: airport access, ferry connections, highway driving, winter mountain trips and the distance between regional employment or family commitments.

Mount Washington, Strathcona and Outdoor Recreation

The Comox Valley has close access to Mount Washington Alpine Resort and the eastern approaches to Strathcona Provincial Park. Winter skiing and snowboarding, summer mountain biking, hiking, lakes, rivers and extensive trail systems are important parts of the regional lifestyle.

Campbell River provides access to Discovery Passage, marine recreation and the northern approaches to Strathcona. Fishing, boating, paddling, hiking, cycling, wildlife viewing and wilderness travel are central to the area’s identity.

Buying Real Estate in the Comox Valley and Campbell River

Start by deciding whether your priority is urban convenience, coastal walkability, a newer subdivision, mountain recreation, an ocean view, waterfront, acreage or a lower-maintenance strata property. That choice will narrow the search more effectively than comparing the entire region by price alone.

For detached homes, examine age, renovations, drainage, heating, suite potential, parking and neighbourhood change. For rural property, add wells, septic systems, zoning, ALR restrictions, outbuildings, road access and wildfire exposure. For strata property, review the corporation’s financial and physical condition. For coastal property, add shoreline, flooding, erosion and insurance considerations.

Regional Due Diligence

Confirm the governing municipality or regional district, zoning, title, permitted uses, servicing, water and sewer or septic, development permit areas, flood or coastal hazards, ALR status where applicable, building permits, strata obligations and insurance before removing conditions.

Use this page to search current MLS® listings throughout Courtenay, Comox, Cumberland, the rural Comox Valley and Campbell River, including houses, condos, townhomes, waterfront homes, view properties, acreages, farms, building lots and development land.
