One small catchment holds village townhomes, newer Sunriver houses, larger properties up Phillips Road and development land, so catchment-wide figures blend very different homes.
About one listing in five was a townhome, mostly between about $520,000 and $720,000, while detached houses had a median near $800,000. When several townhomes list at once, the average price drops even if house values have not changed.
Six lot and land listings ran from about $275,000 to one parcel near $4 million. Land has no bedrooms or living area, and a single large parcel can lift the average asking price by tens of thousands of dollars on its own.
School District 62 (Sooke) assigns schools by address through its School Locator, and a full school can mean placement at a designated overflow school. Catchment lines, registration rules and program admission can change, and the district began a catchment and pathway review in October 2026. Confirm any address with the district before relying on it.
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
