Market data for homes inside the Lakewood Elementary catchment, which runs north from the Trans-Canada Highway through Florence Lake, Bear Mountain and part of Thetis Heights into the District of Highlands. Figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 220 homes were listed inside the catchment at the start of November 2026, roughly seven in ten of them in Bear Mountain, from resort suites under $80,000 to a house near $5.7 million, so the averages describe the mix rather than a typical home. A catchment boundary is not a guarantee of placement, and Lakewood is on the district’s list of schools at or nearing capacity.

How to Read the Numbers
Understanding Catchment Market Data
This large catchment holds everything from manufactured homes and resort suites to estate houses and acreage, so read the averages with the mix in mind.
01
Bear Mountain Dominates
About 157 of the 218 listings were in Bear Mountain, including houses up to about $5.7 million and condos up to about $1.75 million. They push the average asking price well above what a typical Florence Lake condo or house costs.
02
Resort Suites and Land at the Extremes
Several Bear Mountain resort-area suites were listed for about $65,000 to $78,000, which points to shared or fractional ownership, and about 25 lots or land parcels have no living area. Both distort the low end and the per-square-foot figures.
03
Boundaries Are Not a Guarantee
Catchment lines and registration rules can change, and because Lakewood is at or nearing capacity, an in-catchment student can still be placed at an overflow school. The Sooke School District (SD62) is also reviewing catchments for decisions in spring 2027. Confirm any address with SD62.
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
