A rural catchment with only about 25 listings mixes farm properties, land and new townhomes, so catchment-wide averages describe the blend rather than a typical home.
Two large properties on the Martindale side of the catchment, listed near $5 million and $5.25 million, sit far above the typical house, whose median asking price was about $1.2 million. With so few listings, they lift the average price and price per square foot well above the median.
The catchment pairs land listings and older rural houses with new townhomes and condos built in 2026 near Saanichton. Rural properties are priced on land size, zoning and use as much as on the house, so compare like with like rather than relying on catchment-wide figures.
Catchment lines and registration rules can change, and School District 63 (Saanich) makes the final decision on catchment schools. Keating’s French Immersion seats are allocated separately through a January lottery. Confirm any address with the district’s School Locator before relying on it.
