Market data for homes inside the John Muir Elementary catchment, a 726-square-kilometre area west of the Sooke village core that runs from Whiffin Spit through Otter Point, Kemp Lake and Shirley to Jordan River. The figures come from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 80 homes and lots were listed inside the catchment at the start of November 2026, from manufactured homes at about $220,000 to a land parcel near $4.9 million, and a third were lots or land, so the mix can move the averages sharply. A catchment boundary is not a guarantee of school placement.

How to Read the Numbers
Understanding Catchment Market Data
Rural houses, acreages and raw land spread over a very large area dominate this catchment, so catchment-wide averages describe a wide mix of property.
01
A Third of the Listings Are Land
Lots and land made up about a third of the listings, with a median near $540,000 and several parcels at or above $2 million. They have no bedrooms or living area, so they change the average price without affecting the size figures.
02
Rural Houses Over a Huge Area
Houses had a median asking price near $1.2 million, well above the village core, and they are spread from Whiffin Spit to beyond Jordan River. A house near Whiffin Spit and one past Shirley are very different purchases, even inside one catchment.
03
Boundaries Are Not a Guarantee
School District 62 (Sooke) assigns schools by address through its School Locator, and a full school can mean placement at a designated overflow school. Catchment lines, registration rules and program admission can change, and the district began a catchment and pathway review in October 2026. Confirm any address with the district before relying on it.
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
