Market data for homes inside the David Cameron Elementary catchment, the strip of Langford Proper, Fairway and north Colwood between Goldstream Avenue and Sooke Road. Figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: Just over 50 homes were listed inside the catchment at the start of November 2026, about four in five of them condos, so a single house or townhome listing can move the averages. A catchment boundary is not a guarantee of placement at David Cameron Elementary.

How to Read the Numbers
Understanding Catchment Market Data
With so few houses and townhomes for sale, catchment-wide figures here mostly describe the condo market.
01
Condos Make Up Most of the Market
About 42 of the 53 listings were condos, most in downtown Langford buildings and many finished in 2024 or later. They keep the median asking price near $540,000 and the average living area well below that of a typical family home.
02
Few Houses and Townhomes
Only five houses and six townhomes were listed, with houses from about $700,000 to $1.07 million. One new listing or sale in either group can shift the catchment’s averages, so compare like with like.
03
Boundaries Are Not a Guarantee
Catchment lines and registration rules can change, full schools can send new students to an overflow school, and the Sooke School District (SD62) is reviewing catchments and pathways for decisions in spring 2027. Confirm any address with SD62 before relying on it.
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
