Market data for homes listed inside the Willway Elementary catchment, which covers the west side of Langford Lake and the Goldstream area of west Langford and runs north through Goldstream Provincial Park to the Malahat. The figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 22 homes were listed in the Langford part of the catchment at the start of November 2026, more than half of them townhomes, and about a dozen more properties, mostly lots, were listed in its Malahat section, so the mix of listings can move the averages sharply. A catchment boundary is also not a guarantee of placement at Willway Elementary.

How to Read the Numbers
Understanding Catchment Market Data
Langford Lake townhomes, older Goldstream houses and large Malahat properties all fall inside this catchment, so catchment-wide figures describe the blend of listings rather than any single property.
01
Malahat Listings Skew the Average
The catchment’s northern section on the Malahat adds building lots and a few large properties priced up to about $5.9 million. At the start of November 2026 they helped push the catchment’s average asking price above $950,000, while the median Langford listing was near $670,000.
02
Townhomes Lead in Langford
In the Langford part of the catchment, 12 of about 22 listings were townhomes, many in newer complexes west of Langford Lake, priced from about $460,000 to $825,000. Only five detached houses were listed, so a single house can shift the figures noticeably.
03
Boundaries Are Not a Guarantee
Catchment lines, pathways and registration rules can change. School District 62 (Sooke) is reviewing the secondary school pathway for portions of the Willway catchment, with Board decisions expected in spring 2027, so confirm the current catchment and pathway for any address with the district.
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
