Catchment-wide averages here blend condos, townhomes and houses across two municipalities, so the mix of what happens to be listed shapes the numbers as much as any change in prices.
Condos made up about a third of the listings, many of them in older low-rise buildings or in the 1970s towers on Gorge Road East, and most asked well under $500,000. When several are on the market at once, the average price and living area fall even if house values have not moved.
Most of the catchment is in Saanich, but part of it lies in the City of Victoria’s Burnside area, where property taxes, zoning and permits follow City of Victoria rules. Check which municipality a listing is in before comparing it with others.
Catchment lines and registration rules can change, as they did in the district’s 2019 boundary review, and Tillicum’s middle-school pathway depends on the address. Confirm the current catchment and placement with School District 61 (Greater Victoria) before relying on it.
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
