Market data for homes listed inside the Sundance-Bank Elementary catchment, which covers Jubilee and the eastern edge of Fernwood in Victoria plus a small corner of north Oak Bay. The figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 40 homes were listed inside the catchment at the start of November 2026, nearly half of them condos, so a few house listings can move the averages sharply. A catchment boundary is also not a guarantee of placement at Sundance-Bank Elementary.

How to Read the Numbers
Understanding Catchment Market Data
Catchment-wide averages blend older condos, brand-new townhomes and century-old houses, so they rarely describe any single home.
01
Condos Outnumber Houses
Condos were the largest group at the start of November 2026, about 19 of 40 listings, mostly one- and two-bedroom units in 1970s to 1990s buildings near Fort Street, Leighton Road and Begbie Street. When several list at once, the catchment average drops even if house values have not moved.
02
New Construction Lifts the Price per Square Foot
Roughly a quarter of the listings were built in 2024 or later, from new condo buildings to new townhomes. New units usually ask more per square foot than resale homes nearby, so a cluster of new listings can raise the price-per-square-foot figure without any change in resale values.
03
Boundaries Are Not a Guarantee
Catchment lines, registration rules and enrolment priorities can change, and the district is still planning a seismic upgrade and expansion of the school. Confirm the current catchment and registration status for any address with School District 61 (Greater Victoria).
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
