Market data for homes inside the Sidney Elementary catchment, which covers the Town of Sidney and a small part of North Saanich around McDonald Park. The figures are generated from current MLS® data and update as homes are listed, sold or repriced.

Sidney packs condos, townhomes, houses and development land into a small town, so figures for the whole catchment blend very different homes.
At the start of November 2026 the catchment held about 28 condos, 20 townhomes, 41 detached houses and four land listings. Medians ran from about $825,000 for condos to about $900,000 for townhomes and $1.17 million for houses, but every range was wide, so the share of each type on the market shapes the averages.
About a third of the listings were built in 2024 or later or are still under construction, including condos due in 2028. New units usually ask more per square foot than older condos near the town centre, and a land assembly near $4.2 million and a house near $5.9 million sit far above the range of a typical home.
Catchment lines, registration rules and program admission can change, and School District 63 (Saanich) makes the final decision on catchment schools. Sidney Elementary has run above capacity, the map search is a simplified version of the district’s map, and French Immersion is offered at Deep Cove through a lottery. Confirm any address with School District 63 (Saanich).
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
