New houses, a handful of townhomes and several land listings share this young catchment, and one very large parcel distorts the averages.
A single land listing near $13.9 million has no bedrooms or living area but carries enormous weight in the average price. Without it, asking prices run from a condo near $350,000 to houses around $2.5 million, with a catchment median near $1.15 million.
Nearly half the listings were built in 2024 or later, including the priciest houses in Olympic View, and only one condo was listed. New homes can carry GST and builder warranties, so compare them with other new homes rather than with older Happy Valley houses.
This catchment was set only in 2025, and catchment lines and registration rules can change again. School District 62 (Sooke) is reviewing catchments and pathways in 2026-27, so confirm the current catchment for any address with the district before relying on it.
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
