Market data for homes listed inside the École Quadra Elementary catchment, which covers Hillside-Quadra, Burnside, Mayfair and the Selkirk waterfront in Victoria. The numbers are drawn from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 44 homes were listed inside the catchment at the start of November 2026, more than half of them condos, so the averages lean toward apartment prices. A catchment address is not a guarantee of placement at Quadra Elementary.

How to Read the Numbers
Understanding Catchment Market Data
This catchment mixes micro-condos, 1990s apartments, waterfront units and older houses, so catchment-wide figures blend very different homes.
01
Condos Set the Averages
More than half of the roughly 44 listings were condos, from small older suites near $220,000 to Selkirk waterfront units. With so many apartments in the mix, the catchment averages for price and living area sit well below what a house here costs.
02
Small Units Skew Price per Square Foot
Micro-condos of under 400 square feet on Speed Avenue ask more than $700 per square foot, above the catchment average, even though they are among the cheapest homes listed. Read the price-per-square-foot figure alongside the property mix.
03
Boundaries Are Not a Guarantee
Catchment lines and registration rules can change; Quadra’s own boundary shrank in 2020 when the Cloverdale catchment was created. Confirm the current catchment and registration status for any address with School District 61 (Greater Victoria).
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
