Market data for homes listed inside the Macaulay Elementary catchment in Esquimalt, covering the Rockheights, Old Esquimalt, central Esquimalt and Saxe Point areas. The figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 100 homes were listed inside the catchment at the start of November 2026, from new condos near $300,000 to large houses and development land priced in the millions, so the mix of listings can move the averages quickly. A catchment boundary is not a guarantee of school placement.

How to Read the Numbers
Understanding Catchment Market Data
A catchment-wide average blends studio condos, family townhomes, waterfront houses and development parcels, homes that rarely sell at similar prices.
01
New Condos Beside Postwar Houses
Nearly half of the homes listed at the start of November 2026 were built in 2024 or later, most of them condos and townhomes. New units carry very different price-per-square-foot figures from the older bungalows and character houses a block away, so compare like with like.
02
Development Land Sets the Top End
The highest asking prices in the catchment belonged to two development-land listings, followed by a few large houses and luxury condos. One listing at that level can swing the average price, so the median is usually the steadier guide.
03
Boundaries Are Not a Guarantee
Macaulay’s English and French Immersion catchments are drawn separately, and boundaries, registration rules and enrolment priorities can change. Confirm the current catchment for a specific address with School District 61 (Greater Victoria) before relying on it.
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
