The figures are generated from current MLS® data and update as homes are listed, sold or repriced.

Three municipalities and four very different kinds of housing share this catchment, so a catchment-wide average blends homes that rarely compete with one another.
About a fifth of the listings were manufactured homes in View Royal, most asking $225,000 to $500,000. They pull the average price down sharply, and their ownership structure and monthly costs can differ a great deal from those of a strata condo or a detached house.
Listings sit in Saanich, Esquimalt and View Royal, each with its own property taxes, zoning and services. Detached houses on the Saanich side are mostly 1930s to 1950s homes while Esquimalt adds newer condos, so compare a listing with others in the same municipality.
Catchment lines, pathways and registration rules can change, and the district’s 2021 seismic consultation on Craigflower and Shoreline was suspended without a published decision. Confirm the current catchment and school plans with School District 61 (Greater Victoria).
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
